What is CashFlow Property Finder?
CashFlow Property Finder presents turn key cash flow real estate investments in select markets across the nation. Our model is presenting fully rehabbed properties with tenants in place that are generating positive cash flow and high return on investment.

We have located markets where the numbers provide excellent positive cash flow and high return on investments.

Does CashFlow own these properties?
No, CashFlow does NOT own any of these properties, CashFlow works with the local real estate industry professionals (wholesalers, rehabbers, general contractors, hard money lenders, real estate agents/brokers, mortgage professionals, title/escrow companies, tax professionals, attorneys) and markets their opportunities once they have passed the guidelines.
Are these properties listed on the MLS?
Most of these opportunities are not listed on the MLS since we are direct with the sellers/providers and we have negotiated discounted prices for our members.
What does CashFlow provide that I cannot do myself?
CashFlow has researched 250 cities across the nation on populations of over 100,000 people based on 22 economic indicators to identify which markets to select from. We have compiled this data so that one can make educated decisions and minimize risk by interpreting the raw numbers. The CashFlow Team has also traveled these locations to conduct market research and due diligence. We have interviewed the Power Team Members, visited their offices, met their staff, and captured all of this on video footage for our members so they do not have to incur the travel and time expense and are able to invest from the comfort of their own home. We have also inspected the opportunities that our providers are offering, scoping out their workmanship, viewing the streets and neighborhoods, meeting their construction crew, made all available on video footage in our CashFlow members section.
How does CashFlow profit from this?
CashFlow profits through membership dues for access into our market research, interactive flash data map, carefully analyzed investment opportunities with full details to calculate monthly cash flow and return on investment. We also receive a marketing fee from the sellers of these opportunities, on average $2000/closing transaction.

What is the average price range for you have listed?
The prices range is approximately $30,000 up to $150,000.
What is your criteria for marketing these deals?
These deals must have at least several of following attributes for us to consider marketing these deals to our members: located in an emerging market, increasing population, strong economy, low vacancy rates, low unemployment rates, best school districts, low crime, High Cash on Cash Returns and ROI, Infinite Returns, Owner Financing, Rent Guarantees, and most importantly, high respectable and recommended local industry professionals whom we call our Power Team Members.
How can we purchase these opportunities?
Our CashFlow members can be purchased all cash (discount), conventional financing, using IRA, and also leveraging your IRA as well.
How many deals are available?
We currently have over 100 opportunities that have passed our criteria. We are receiving 20 new opportunities each month and growing as we locate more markets.
Why don't you just buy all the opportunities for yourselves?
If we had unlimited amount of money and credit to qualify for these opportunities, we would buy everything ourselves but since we are limited to the number of mortgages one can have on their credit and limited amounts of money, we are buying as much as we can. The profits CashFlow generates is being used to buy these properties as well. We are buying one property in each city that we are featuring to keep in our portfolio and show as a sample of good faith to our members that we are not only marketing these types of investments, we are investing in them ourselves.
I saw that CashFlow markets ZERO DOWN DEALS. Is this true and how does that work?
We have providers who sells opportunities leaving enough equity so that one does not have to put any money down. The lender contacts we have established will lend based on appraised value and no seasoning requirement. One must qualify to this type of financing and depends on how many mortgages you have on your credit. If borrower has more than 4 mortgages already on their credit, lender will need higher credit score (720) and 6 months of reserves.
How can I qualify for these ZERO DOWN DEALS?
Lenders are requiring at least 700 fico score, less than 45% Debt to Income Ratio, Proof of Income, and 3-6 months of reserves to cover Principle, Interest, Taxes & Insurance.
What financing terms can one expect?
We recommend our members to get a 30 year fixed loan with no prepayment penalty.
How about if I cannot qualify for traditional financing?
CashFlow also markets opportunities with seller financing so everyone can seize these opportunities.
Can you help newbie investors as well?
We have CashFlow Guides who serves as your personal coach and mentor. Your first CashFlow Guide appointment is complimentary and additional services can be purchased if necessary.
I live out of state. How would I manage my properties and my tenants remotely?
We feel that Property Management is the most important factor when investing out of state therefore, unless we have a reputable company we feel confident about, we will not market opportunities in that city. We have Property Managers in our Power Team Member section who have been interviewed, screened and come highly recommended by other successful out of state investors.
How can I present deals for CashFlow to market?
Send us a request form in the "Contact Us" section with information about your deals. We need to know the location, sales prices, property type, and total rental to initiate analysis. All properties must be fully rehabbed with tenants.
How can I become a Power Team Member on your site?
If you are a Real Estate Agent/Broker, Property Manager/Co, General Contractor, Appraiser, Property Inspector, Mortgage Professional, Closing Agent, Real Estate Attorney, CPA, Title Rep, Escrow Officer, or any other real estate industry professional and would like to be added to our Local Power Team Member section, use the "Contact Us" form and we will send you an application form to start the interviewing process. We will need copies of all licenses, accreditations and affiliations, and at least 3 references. We insist that all Power Team Members provide excellent customer services, have integrity, and offer discounted prices to our members.

It is your choice what you decide to do with your investments.
